Why a Final Home Inspection Checklist Is Essential Before Closing

Even the most thorough home inspections can miss things. That’s not necessarily due to oversight, but often because parts of the home were blocked, covered, or inaccessible at the time of the inspection. Large furniture, storage boxes, or even vehicles in the garage can prevent full access to walls, floors, outlets, or systems.

That’s why we strongly recommend conducting a final walk-through of the home and property before closing. This should be done when the house is empty or mostly cleared out—giving you the best chance to see everything without obstruction.

Use it to confirm that agreed-upon repairs were completed, systems and appliances are functioning, and no new issues have developed since the inspection. Look for any signs of water leaks, structural damage, or items left behind by the seller. Make sure doors and windows open and close properly, lights and outlets work, and there’s no visible damage to walls, floors, or ceilings that was previously hidden.

Also, walk the exterior. Check gates, fences, landscaping, and any included outbuildings or structures. You want to be sure the property is in the same—or better—condition than when you made your offer.

The final walk-through is your last opportunity to catch any problems before the sale becomes final. It gives you peace of mind and protects your investment.
